There is a big difference between a "pre-qualification" and a "loan pre-approval". A pre-qualification usually takes only a few minutes over the phone and determines, based on the information you provide, what price of a home you could most likely qualify for. It is very preliminary and does not commit the lender to approve you for a mortgage.
"Pre-approval" is no kidding around. The bank will check your credit history, employment information, your investments and your assets and liabilities - everything they check when you apply for a mortgage. Everything except for the property you're going to buy. Once you find the property you want to buy, you will then need an appraisal and a title search. Because some banks charge for pre-approval, make sure you're really going to buy a house in the relatively near future.
A loan pre-approval establishes the right price range to look in. We won't be showing you homes above what you can afford. This prevents the disappointment of seeing homes more expensive than you can realize, only to have to "settle" for something less
When we do find the home of your choice, you will be in a stronger negotiating position with the seller. You will have the bargaining power equal to a "cash" buyer by knowing your loan is a certainty
It facilitates the closing process by allowing you to close as soon as the inspections, appraisal and title work is completed. Time and stress won't be expended trying to get your loan through at the same time as you are arranging to move
Provides you with more confidence to purchase as soon as you locate the right property

We will search through ALL listings available, not only through our own extensive listing base, but properties for sale from ANY real estate company or agent in the Multiple Listing Service (MLS)
We can show you all new construction homes which may meet your needs
We can show you homes which are not even for sale through any real estate company, but rather For Sale By Owner
We often know of sellers who want to sell, but didn't want their property actively on the market. These are properties only we know about
We will preview homes, as necessary, to eliminate properties which do not suit your needs to save you the time and frustration of seeing homes you don't want
We will make appointments with Sellers to preview homes which match your needs
We will point out the strengths and weaknesses of which we are aware so that you can make an informed and educated purchasing decision
When purchasing the home that you will be living in or making a substantial investment in, you will be accepting certain responsibilities. Here is what will we expect from you:
Keep us informed as to any homes you've found when visiting an Open House, in a newspaper ad, driving by a "For Sale" sign (whether listed with a real estate company or by owner), or at a new home development
Inform other agents that you are working with us as your exclusive representative so that they do not violate the laws of agency
Be honest with us about what you like, or don't like, about any house you are shown - our feelings won't be hurt! Tell us if we're showing you homes or areas you don't like
Give us as much notice as possible if you can't make a previewing appointment. We need to cancel with the Sellers
Thoroughly investigate homes you are interested in and ask plenty of questions. You should make a wise and informed purchasing decision and not solely rely on your agent to think of, or discover, every possible defect
We will review together a property value comparison so that you can be fully informed of what the home values within the area of the home of your choice
We will recommend a price strategy to help you obtain the lowest price possible
Now the paperwork. We'll fill-out and explain the Purchase Contract (REPC) and all its accompanying addenda and disclosures
We'll negotiate with the Seller on your behalf
Don't worry, we'll maintain strict confidentiality of your strategy and flexibility
We will collect and explain all required documentation and addendums
We'll carefully track and keep you informed of contract deadlines
Managing appraisal, inspections, disclosures, and other timing details will keep us busy
We will verify the Seller's compliance with the terms and conditions of the contract
Before the Settlement, we will arrange the Final Walk Through
We'll be there at the Settlement table with you and review the final documents
We will answer any and all of your questions
Congratulations! Finally, we'll arrange deliver keys, garage door openers, etc., and remind you to turn on utilities.
