Associations of Realtors

National, state, and local trade associations dedicated to increasing the Realtor's professionalism through education, ethics enforcement, and standards of practice. Additionally, Realtors are dedicated to preserving and enhancing the property rights of Americans.

Buyer Representation Agreement

An agreement between a buyer and a real estate brokerage authorizing that brokerage exclusively to show properties to the buyer. If the buyer locates a property, he or she agrees to purchase through that brokerage (the brokerage fee is typically paid by the seller through the Listing Brokerage as part of the Multiple Listing Service agreement.)

CMA

Short for "Competitive Market Analysis". This is a pricing analysis which Realtors perform for sellers. A CMA is not as in-depth or scientific as an appraisal, but is often more accurate in determining what a buyer will likely pay for a property.

Farming

The regular and consistent contacting of a number of homeowners or a specific demographic group for the purpose of developing a large Sphere of Influence.

FSBO ("Fizzbo")

A commonly used abbreviation for a "For Sale By Owner" seller.

Listing Agreement

An agreement between a property owner and a real estate brokerage authorizing the brokerage to exclusively market a property for a brokerage fee.

Multiple Listing Service

An agreement between real estate brokerages. An offer of compensation is made by the listing broker to any other brokerage who sells one of its exclusively listed properties. All listed property information is maintained on a central computerized data-base and can be accessed and searched by any MLS participant over the Internet.

REPC

The commonly used abbreviated term for the Utah "Real Estate Purchase Contract".

Sphere of Influence

A group of people who not only know you, but will think of you when they need the services of a Realtor.
