Home inspections are not appraisals, termite inspections, a municipal code inspection or a guarantee of any kind. Home inspections are professional, objective evaluations of the current condition of a home and its major systems. Inspectors will evaluate the conditions of the:

  • central heating system
  • central cooling system
  • interior plumbing
  • electrical systems
  • roof
  • attic
  • visible insulation
  • walls
  • ceiling
  • windows
  • doors
  • the foundation
  • basement
  • other visible structures

As a buyer, you should be at the house during the inspection. Afterwards you should ask for a detailed written account of the inspector's findings. Some inspectors will even offer cost estimates on needed repairs. Ask your real estate broker to recommend several home inspectors. You can also look up building inspections in the yellow pages or visit the American Society of Home Inspectors
